Minova’s sister companies are always looking for new properties in Copenhagen’s bridge districts and on Frederiksberg. We have a good network of real estate agents, but they do not always know everything available on the market. If you have a tip about a rental property in Copenhagen that might be for sale, please let us know, and and we will reward your suggestion well — provided we are not already in discussions about the property and that a final deal is made with us.

    Our History

    1988 On-Off is the start

    The first financial collaboration between brothers Lars, Søren, and Jens Impgaard Nielsen was based on their grandmother’s child savings—three times 27,000, which together provided the 80,000 needed to establish a company, Handelsanpartsselskabet af 8.8.88. The company was created for the development and operation of the restaurant On-Off, a pub/café for young people in Odense.

    1992 Residential property wanted in Vejle

    After selling On-Off, the money remained in the bank, and on September 15, 1992, the first rental property—Ørstedsgade 8, Jernbanegade 32 in Vejle—was acquired. This was later followed by two more properties in Vejle and two properties in Fredericia.

    1997 First property in Copenhagen

    The property at Viborggade 28-30 in Østerbro was acquired in November 1998 after the rental market in the Triangle Region had come under pressure. Soon after, more Copenhagen properties followed.

    2004 First properties in Sweden

    In 2004, the properties in Vejle were sold. The Copenhagen property market was being driven up by speculators, so we changed our strategy and looked abroad—first to Sweden, where we established JENSO Fastigheter AB and purchased a small portfolio in Värnhem, Malmö, which was later maintained and expanded.

    2005 Investment in wind farms

    In 2005, we established Impgaard Energi ApS and partnered with Scan Energy A/S to invest in wind farms — first with a 10% stake in what was, in the 1990s, a very large park in Klettwitz in Brandenburg, Germany, which had 27 wind turbines upgraded to 89 MW. Later, a 25% share of the turbines in Col de la Fageole, Massif, France was added.

    2006 First property in Germany

    The property market in Sweden began to follow the market in Copenhagen, making it difficult to find suitable residential properties that could deliver a positive cash flow immediately after acquisition. The focus then shifted to Germany. Analysis showed that we should target Düsseldorf and Leipzig, and we began in the latter with the first German GmbH.

    2008 JENSO Fastigheter AB for sale

    On June 30, 2008, the Swedish property portfolio — around 250 units in Värnhem, Malmö — was transferred to a new owner of the company JENSO Fastigheter AB. The payment was made in cash, and when the financial world collapsed in October 2008, House Holding was well-prepared for the challenges ahead.

    2013 Changed strategy for Copenhagen

    In the years following the financial crisis, the market was stagnant, and with an unfavorable interest rate swap, our growth was limited. A focus on residential properties with more than 20 apartments in Copenhagen meant that tenants could take over the buildings as housing cooperatives. The strategy was therefore changed to target properties with fewer than 13 apartments and with a small commercial space in the basement/ground floor, thus avoiding the obligation to offer them to tenants. This led to a renewed increase in investment in residential properties in Copenhagen.

    2016 The property portfolio reaches half a billion

    In the mid-2010s, the property portfolio in Germany was gradually wound down. House Holding’s German activities never quite achieved the expected success. At the same time, the remaining wind farm activities in Germany and France were closed down following the bankruptcy of Scan Energy A/S in the preceding years.

    2019 Germany closed and a generational change

    The last property in Germany, located in Leuna near Leipzig, was sold after the decision was made to focus solely on the Copenhagen property market. That same year, a generational change was carried out in the respective holding companies. After a period of scaling down, new investments were made once again.

    2025 The property portfolio reaches 1 billion

    In recent years, we have acquired one new property per year, and in January 2025, a purchase agreement was signed for the property at Amerikavej 20-20A, 1756 Copenhagen V. When this transaction is completed, the total portfolio value will reach one billion kroner.
